A property owner association (POA) is an organization of property owners within a planned development project that share ownership of certain common areas.
The purpose of a POA is to operate, manage, maintain, and enhance the common areas of the project while not detracting from the economic value of the properties owned by the members of the POA. The POA levies assessments on property owners to pay for the costs of operating and maintaining common areas.
While the concept of a POA may seem straightforward, properly operating and managing one can be much more complicated. Each POA has its own unique set of operational requirements and challenges.
